Cladding remediation is one of the most important — and most scrutinised — areas of work on UK buildings today. Post-Grenfell legislation, the Building Safety Act, insurance requirements and resident expectations all combine to make this a job that has to be done properly, documented thoroughly and delivered with minimal disruption to the people living and working below.

At Rope Access in London, we deliver complete cladding remediation programmes using IRATA-certified rope access technicians, fully compliant with current Building Safety Regulator standards and without the scaffolding footprint that conventional remediation usually requires.

Why rope access is right for cladding remediation

Remediation projects almost always run on occupied buildings. Residents stay in place and tenants keep working.

That makes traditional scaffolding particularly painful. It includes months of obstructed daylight, blocked balconies, restricted parking and security risk from continuous ground-level access.

Rope access removes most of that pain. We rig from the roof, descend each elevation in sequence and complete the works without wrapping the building. For high towers in particular, that’s the difference between an 18-month programme and a 9-month one.

  2. Panel removal: controlled stripping of non-compliant or damaged cladding, including ACM and HPL where appropriate.
  3. Substrate inspection and repair: checking and remediating the backing wall, insulation and cavity barriers.
  4. Cavity barrier and fire-stopping renewal: installing compliant horizontal and vertical fire breaks to current standards.
  5. New panel installation: fitting compliant rainscreen, mineral board or non-combustible systems on rebuilt carrier rails.
  6. Mastic, sealant and weather-line renewal: restoring the building’s water-tightness at every joint.
  7. Final inspection and sign-off: pull-test certification, photographic records and handover documentation.

We deliver each stage in sequence from a single rope access mobilisation, with one project manager and one safety case running through the whole programme.

Compliance, documentation and the Building Safety Regulator

For high-risk buildings under the Building Safety Act, documentation is as important as the works themselves. RAIL produces the pull-test certificates, fixing records, fire-stop installation evidence and photographic surveys your building safety case requires.

Our remediation teams work to current BS 8000 standards and the relevant manufacturer’s installation manuals, supervised on site by an IRATA Level 3.
